PLOT LEASE AGREEMENT

This agreement made and entered into the date of 1 December 2007 by and between ____Lessee name____ of _____ Lessee address____ who upon signing the lease certificates that she is the legal an lawful owner of his heirs, executor, administrators and successors hereinafter called Lessor and Mr. ____Lassor name______ hereinafter called Lessee.



Terms and conditions
1. The lessee can terminate this contract by giving a notice to quite of two month to the lessor or the lessor can terminate this contract by giving a notice of three month to the lessee.
2. This agreement is renewable under the condition that both parties agree upon expiration.
3. The lessor shall remain responsible for the maintenance and repair to the whole area due to structural defects of damage during continuance of the lease, to keep them in good tenantable conditions. The lessor's maintenance responsibility includes painting of roof, fences and corridors once every year. Repair items such as leaking of roof and wall, falling of roof, fences and other structural damages will be undertaken by the Lessor immediately. For this Lessor reserves the right at responsible time to enter and inspect the floor and to make any necessary repair to the floors leased.
4. The lessee shall pay the lessor for the Plot Land No. ________ and registered in the name of ____Lessee name____ is situated at _____ Lessee address____. The land plot rent contract is agreed in NRs. _________ (In words: Forty Thousand only) The rent will be paid to the lessor in every three months interval as in advance which is equivalent to NRs. ________ (In word: Nepalese Rupees _________________).
5. The lessee should be responsible to clear all electricity and water bills as per the monthly invoice bills from the respective authorities.
6. Whenever they said Land any essential part there of shall be destroyed by other casualties rendering the property unfit for occupancy, this lease shall be immediately terminated.
We both parties have clearly read and understood the above mentioned terms and condition of this contract and agree as follows.
